Get Pre-Approved for Financing

Be Deposit-Ready

In a fast paced market such as Toronto, it's important to be as prepared as possible. Often, you will need to submit a deposit cheque with your offer. This depends on the sale structure of each property. If not submitted with your offer, you will still need the funds within 24 hours of an accepted offer, so it's best to have the deposit amount available. In Toronto, deposits are typically a minimum of 5% of the purchase price.

Know All Your Costs

Additional to your deposit and down payment, there are other costs involved in buying a home. You will need extra cash to pay for Land Transfer Tax, legal fees, title insurance, a home inspection, disbursements, and moving costs.
